Condominiums
In our continued attempt to deliver fine residential living to Capitol Hill, we are excited about the restoration and conversion of the Edmonds School to for-sale condominiums. Built in 1903 based on a wonderful school template design by Marsh and Peter Architects, the Edmonds School served children of the District of Columbia for nearly 100 years. We began surgical, non-structural historic demolition in Q1 of 2013 as the first step in the yearlong restoration and repurposing process. The historic school condos will be a variety of sizes ranging from 500 square foot junior one-bedrooms, to lofted 3-bedroom corner units with nearly 2,000 square feet. We will construct four fine townhomes on the old school parking lot. Sales for the project will begin in Spring 2013 and delivery will begin in winter of 2013.

Ditto Residential is a licensed, bonded and insured general contractor focused on selling remodeled homes in existing neighborhoods of Washington, D.C. We purchase homes from individuals, estates, and banks, renovate them from top to bottom, and then sell these properties to our customers. While the exact scope of work for each home is different, below is a general idea of the process for each home that we build.
Typical Improvements to Our Homes:
- Install/Replace the home’s Heating, Ventilation, and Air-Conditioning (HVAC) system.
- Replace/Update plumbing system and fixtures to modern standards to ensure a properly functioning home.
- Reconfigure layouts (especially in kitchens and basements) to open up floorplans and create more ‘usable’ space.
- Add and/or replace skylights and windows to increase natural light in the home.
- Restore and reuse existing elements where possible to maintain the character of the existing structure.
- Work with professional kitchen designers on quality kitchen cabinets, appliances, and lighting, creating efficient, functional and stylish kitchens.
- Remodel existing bathrooms and often add bathrooms with popular finishes and efficient designs.

Martin began his career managing the construction and development of high-rise multifamily condominium buildings in Washington DC, working with the area’s best- known architects and development companies. Now with dozens of his own single-family residential and condominium construction projects under his belt, he knows what homebuyers value most and how to meet their quality and design expectations at a reasonable price. Martin is a graduate of Vanderbilt University and holds a Masters of Real Estate Development from the Carey School of Business at Johns Hopkins University.

Brian is the Chief Financial Officer at Ditto Residential and oversees corporate financing and operations. He brings significant finance and banking experience to the company, having worked for over 10 years in the financial services industry at Capital One and Bank of America. He is a graduate of Stanford University and has an MBA from the Haas School of Business at UC Berkeley.

Stephanie optimizes efficiency and process for the team and is responsible for every day operations, increased productivity, and evolving infrastructure as Ditto Residential continues to grow. Stephanie has an extensive real estate background in project management, leasing, and financial analysis. She is a graduate from Washington University and is a current Masters candidate in Real Estate Finance from Georgetown University.

Chris is the senior leader for all of Ditto Residential's construction teams and activities, and serves as direct project manager for a portfolio of our larger custom homes. With experience in industrial and residential construction, Chris has built dozens of high-end custom homes for satisfied clients around the country. He holds a Master of Building Construction degree from Auburn and is a member of the Sigma Lambda Chi International Construction Honor Society and the Design-Build Institute of America.

Keyur is a construction project manager responsible for planning, execution and delivery of Ditto Residential development assets. Keyur leverages his experience in commercial construction, industrial operations management, and architectural design to deliver fine residential housing. Keyur is a graduate of the University of Virginia and holds a Bachelor of Science in Architecture.
