In our continued attempt to deliver fine residential living to Capitol Hill, we are excited about the restoration and conversion of the Edmonds School to for-sale condominiums. Built in 1903 based on a wonderful school template design by Marsh and Peter Architects, the Edmonds School served children of the District of Columbia for nearly 100 years. We began surgical, non-structural historic demolition in Q1 of 2013 as the first step in the yearlong restoration and repurposing process. The historic school condos will be a variety of sizes ranging from 500 square foot junior one-bedrooms, to lofted 3-bedroom corner units with nearly 2,000 square feet. We will construct four fine townhomes on the old school parking lot. Sales for the project will begin in Spring 2013 and delivery will begin in winter of 2013.

While the exact scope of work for each home is different, below is a general idea of the process for each home that we build.
Typical Improvements to Our Homes:
- Install/Replace the home’s Heating, Ventilation, and Air-Conditioning (HVAC) system.
- Replace/Update plumbing system and fixtures to modern standards to ensure a properly functioning home.
- Reconfigure layouts (especially in kitchens and basements) to open up floorplans and create more ‘usable’ space.
- Add and/or replace skylights and windows to increase natural light in the home.
- Restore and reuse existing elements where possible to maintain the character of the existing structure.
- Work with professional kitchen designers on quality kitchen cabinets, appliances, and lighting, creating efficient, functional and stylish kitchens.
- Remodel existing bathrooms and often add bathrooms with popular finishes and efficient designs.

“It is my pleasure to recommend Ditto Residential and Martin Ditto for high standards in construction also for an imaginative approach to making old spaces look and feel bright and new.”
“It’s no wonder they (Ditto Residential homes) sell fast, even in a slow market!”
“It was obvious that a lot of care had gone into the renovation. It was not a project that was done in order to be completed quickly but rather was done in order to be a quality product. “
“We would definitely buy from Ditto Residential again. The quality and value of our home is exceptional. In addition, we have received amazing service from Martin and the rest of the staff, even after we have moved in.”
“At our home inspection, the inspector was highly complimentary of how well the renovation and construction was done. That was very reassuring as we moved toward closing and move in.”
“The layout of the home was also something that stood out. There wasn’t a single room or section of the house that we considered changing, or wished hadn’t been laid out as it had been.”
Quality, Value, Trust
We consistently construct and redevelop higher quality homes than our competitors. Some builders focus on design while (most) others focus on speed. At Ditto Residential, we strive to deliver extremely high-quality housing with great attention to design. We focus less on just getting it done and more on getting it done right! That means honest, high-quality construction.
We pay attention not only to the surfaces and spaces you can see, but also the areas behind the walls, above the ceiling, below the floor and all the other places that you can’t see when you are looking for your new home. Our experience in residential and commercial construction means that we know what systems and renovations will make a difference in the quality of life for the owners, as well as their pocketbooks, in the years to come.
With over 50 years of homebuilding experience, the Ditto Residential team provides quality remodeled homes in established neighborhoods of DC. Experience, trustworthiness, attention to detail, and thoughtful design are the hallmarks of Ditto Residential, a company that transforms existing houses into bright and up-to-date homes that are both a great value and a great place to live.
The homes that we purchase, renovate and sell, usually stay on the market just a few days—selling much faster than average homes. This speaks to the quality of our homes and the value that purchasers of Ditto Residential homes have come to expect.
